What Strip Out Demolition Costs in Perth — August 2026

Banded prices for bathroom, kitchen, whole-home and office strip outs across the Perth metro — and exactly which factors push a quote up or down.

The short answer, with numbers

As at August 2026, internal strip out demolition in Perth typically costs $950 to $2,400 for a bathroom, $700 to $1,900 for a kitchen, and $40 to $90 per square metre for a whole-unit or whole-house internal strip out. Commercial office strip outs and lease make-goods run $35 to $130 per square metre depending on how much of the fit-out comes out. Those bands assume no asbestos: where suspected asbestos-containing material turns up, removal is a separate job for a licensed removalist and usually adds $1,500 to $4,500 or more.

Every band below comes with the same caveat: these are Perth metro guide figures, not quotes. The spread inside each band is driven by access, materials and waste volume — covered under the table. For a fixed written price on your actual job, call (08) 6171 2654.

Perth strip out price guide — August 2026

Job type Typical Perth range (August 2026)
Bathroom strip out (standard 5–8 m² bathroom) $950 – $2,400
Kitchen strip out (cabinetry, benchtops, splashback) $700 – $1,900
Whole-unit / whole-house internal strip out $40 – $90 per m² of floor area
Office / commercial strip out (make-good) $35 – $130 per m²
Tile and floor covering removal only $25 – $70 per m²
Internal wall removal (non-loadbearing) $750 – $2,600 per wall
Asbestos removal (licensed removalist — separate, referred job) typically adds $1,500 – $4,500+
Skip bin / waste disposal (6–10 m³ mixed waste) $420 – $900 per bin

Three notes on reading the table honestly:

  • The bathroom and kitchen figures are for the strip out only — everything out, waste gone, floor swept. They do not include capping plumbing beyond safe isolation, electrical disconnection by an electrician, or any of the rebuild.
  • The per-square-metre rates are floor-area rates. A 75 m² unit stripped back to the shell at $40–$90/m² lands between roughly $3,000 and $6,750 — the low end for a lightly built-out unit with good access, the high end for screed-bedded tiles throughout and no lift.
  • The asbestos row is not a price this site's referred contractors charge. It is what a separately engaged, WorkSafe WA licensed asbestos removalist typically charges in Perth for common residential quantities. More on this below.

What pushes a Perth strip out price up

Access. The single biggest multiplier. Apartments above ground floor, strata buildings with lift bookings and protection requirements, rear extensions with no side access, and CBD tenancies with loading-dock time slots all add labour hours that have nothing to do with the demolition itself.

How the finishes were fixed. Tiles glued to a slab come up at the bottom of the $25–$70/m² band. Tiles bedded in a 30–50 mm sand-and-cement screed — standard in a lot of Perth homes built from the 1960s through the 1990s — sit at the top, because the screed comes up with them and doubles the weight going in the bin.

Wall construction. Perth builds in double brick more than any other Australian capital. A masonry internal wall produces several tonnes of rubble where a plasterboard stud wall produces a trailer load, and that difference flows straight into labour and tipping.

Waste volume and tipping. Mixed construction and demolition waste attracts tipping fees at Perth metro facilities, and dense material — brick, tile, screed — fills bins by weight before it fills them by volume. Jobs that separate clean rubble from mixed waste can recover some of that cost.

Suspected asbestos. Any home built before 1990 is treated as likely to contain asbestos materials until testing says otherwise. Testing typically costs $60–$150 per sample through a NATA-accredited lab. If material is confirmed, that portion of the job stops and goes to a licensed asbestos removalist — see the permits and approvals page for how the WA rules work.

What pulls a price down

Clear access to a driveway or verge skip, an empty property (no furniture moving, no working around occupants), flexible timing that lets the job slot between others, single-storey ground-level work, and stud-frame rather than masonry walls. On commercial jobs, a landlord make-good scope agreed in writing before quoting avoids the variations that inflate office strip outs.

Getting a real number

A genuine Perth strip out quote needs someone to see the property, or at minimum a video walkthrough plus the build year. FAQs

Frequently asked questions

How much does a strip out demolition cost in Perth?

As at August 2026, a standard bathroom strip out in Perth costs $950 to $2,400, a kitchen strip out $700 to $1,900, and a whole-unit or whole-house internal strip out $40 to $90 per square metre of floor area. Commercial office strip outs run $35 to $130 per square metre depending on the make-good scope. Tile and floor covering removal is priced separately at $25 to $70 per square metre. If suspected asbestos is found, a licensed removalist handles it as a separate job — budget an additional $1,500 to $4,500 or more.

Why do two Perth strip out quotes differ so much?

Because access, waste volume and fixing methods dominate the labour. A ground-floor bathroom with driveway skip access is a one-day job; the same bathroom in a third-floor apartment with a single lift and strata rules can take twice as long. Tiles bedded in sand-and-cement screed cost roughly double glued tiles to lift. Double-brick internal walls generate several times the rubble of stud walls. A quote that seems cheap has usually assumed the easy version of all three.

Is waste removal included in a Perth strip out price?

Usually, but always confirm it in writing. Most Perth strip out quotes include loading and tipping of demolition waste, and disposal is a significant slice of the total — a 6 cubic metre mixed-waste skip in the Perth metro runs about $420 to $650, and a full house strip out can fill several. If a quote is well under the going rate, check whether waste, tipping fees and a broom-clean handover are actually in it before comparing.
