Because demolition is the stage where surprises live. Perth housing stock is heavy on double-brick and render, and older homes — roughly pre-1990 — have a real chance of containing asbestos sheeting behind tiles or in wet-area walls. Finding that out mid-renovation, with a tiler booked for Monday, is expensive. Finding it out during a stand-alone strip out, before anyone else is scheduled, is just a line on a plan.
There is also a scheduling payoff: a stripped room can be measured exactly. Cabinetmakers, tilers and glaziers quoting off a bare shell quote the real room, not the room as it was hiding behind the old fit-out.

Learn more →A strip out is internal demolition: removing the fit-out of a room or building — tiles, cabinets, fixtures, floor coverings, partition walls, ceilings — without demolishing the building itself. The structure stays; the interior comes out. It is the first stage of almost every renovation, and doing it as a separate, properly-managed job means your builder or trades start on a clean, empty shell instead of losing days to demolition they did not price properly.
It depends on the rooms involved, the materials being removed, access for bins and equipment, and whether asbestos testing is needed. A single bathroom is a very different job to a 300 square metre office floor. Often no — removing non-structural fit-out like cabinets, tiles and floor coverings generally does not need a demolition permit under the Building Act 2011 (WA). Work that affects the structure, such as removing a load-bearing wall, is a different story and may need a permit through your local council. Rules vary between Perth councils, so confirm your specific job with them before work starts — our Permits page explains what applies when.
