What gets stripped out?

Almost anything inside the building: wall and floor tiles, kitchen cabinetry, bathroom fixtures, carpet and timber flooring, office partitions, suspended ceilings, shop fit-outs and non-structural internal walls. The building stays; the interior comes out.

How does the job run?

Four steps, the same every time.

  1. Walk-through and fixed quote. We look at what is coming out, how bins and gear get in, and whether anything needs testing first. You get a fixed price in writing — not an hourly rate that drifts.
  2. Protection and isolation. Floors and paths protected, dust sealed off from the rest of the house, and power and water isolated at the points your electrician and plumber nominate.
  3. The strip. Fixtures, coverings and fit-out out in a deliberate order so nothing that stays gets damaged.
  4. Clean handover. Debris carted away, the site swept, and the space handed over ready for the next trade. That last step is the whole point.

Why strip out before booking trades?

Because demolition is the stage where surprises live. Perth housing stock is heavy on double-brick and render, and older homes — roughly pre-1990 — have a real chance of containing asbestos sheeting behind tiles or in wet-area walls. Finding that out mid-renovation, with a tiler booked for Monday, is expensive. Finding it out during a stand-alone strip out, before anyone else is scheduled, is just a line on a plan.

There is also a scheduling payoff: a stripped room can be measured exactly. Cabinetmakers, tilers and glaziers quoting off a bare shell quote the real room, not the room as it was hiding behind the old fit-out.

What is a strip out, exactly?

A strip out is internal demolition: removing the fit-out of a room or building — tiles, cabinets, fixtures, floor coverings, partition walls, ceilings — without demolishing the building itself. The structure stays; the interior comes out. It is the first stage of almost every renovation, and doing it as a separate, properly-managed job means your builder or trades start on a clean, empty shell instead of losing days to demolition they did not price properly.

How much does strip out demolition cost in Perth?

It depends on the rooms involved, the materials being removed, access for bins and equipment, and whether asbestos testing is needed. A single bathroom is a very different job to a 300 square metre office floor. Do I need a permit for internal demolition in Perth?
